What's New in Sarasota This Season: Tables, Tenants, and the Corners Worth Watching

If you already live in Sarasota, the summer story you keep hearing is the wrong one. Snowbirds gone, dining rooms quiet, calendar thin. That version stopped being true a few months ago. The map has shifted, and it has shifted in a specific direction.

Here is the claim worth carrying into the fall: Sarasota's dining and retail growth is no longer spreading evenly across the county. It is concentrating into two corridors, run by a small bench of operators who already know the market. Knowing which corner is filling in tells you where the next reservation, the next parking headache, and the next block-party opening is going to happen.

Two Corridors, One Pattern

The two corridors are doing different jobs. UTC is absorbing national retail and second-location expansions. Southside Village is churning at the chef level, with rooms turning over and reopening under names the same operators already run elsewhere.

University Town Center: Twelve Tenants, One Corner

In early June, University Town Center announced twelve new tenants totaling more than 86,000 square feet across the property off Interstate 75 and University Parkway. West Elm is under construction next to L.L. Bean in The West District as the brand's eighth Florida store, and IKEA is set to open later this summer near REI as its sixth Florida location. The IKEA announcement puts the address at 147 N. Cattleman Rd, with late-summer 2026 as the target.

The restaurant side of UTC has moved just as fast:

  • Mister O1 Extraordinary Pizza opened in June 2026 at 5231 University Pkwy, Suite 111, at The Market at UTC. The Miami-born pizzeria from chef Renato Viola brings its signature five-point, star-shaped pies, along with calzones, a burrata bar, and a Nutella pizza for dessert. Dough is made with imported Italian flour and proofed 72 hours.
  • Kitchen Social, a Nashville-born fast-casual chain, opened its first Florida location in the former Rusty Bucket space at UTC with smash burgers, crispy chicken sandwiches, loaded bowls, and craft cocktails.
  • Kouzina expanded from St. Armands Circle to a second location at 295 N Cattlemen Rd Suite 4 in March 2026, serving Greek and Mediterranean cuisine.
  • Peachey's Baking Co. opened a second brick-and-mortar at 999 Cattlemen Rd Unit E in March 2026, with sourdough-leavened doughnuts, soft pretzels, and coffee drinks in a 1,480 sq ft space.

Read the pattern rather than the list. Four of these openings are second locations or first-Florida launches. UTC is now the address where operators go when they want to prove a concept can scale.

Southside Village: Same Chefs, New Names

Southside Village is doing the opposite kind of rewrite. The rooms are the same. The chefs are the same. The names on the door are changing.

Adeline, the fine-dining room at 1920 Hillview St., is closing October 4. Co-owner Edward Zaki described a tough summer shaped by extreme heat, lingering hurricane impacts, fewer international visitors, and the difficulty of running an upscale special-occasion room in a seasonal market to the Herald-Tribune. The space is not going dark. Zaki, who also owns 1592 Wood Fired Kitchen & Cocktails and Lucky 8, plans to reopen the room in November as Mimi, a more casual and affordable restaurant and cocktail lounge.

Two blocks away, Alma de España has taken the former Ka Papa Cuisine space. Alma de España, which translates to Soul of Spain and serves Spanish tapas and grill dishes, has opened in Sarasota's Southside Village at 1830 S. Osprey Ave., Suite 104. Chef/owner Elier Rodriguez is a Cuban native whose resume includes graduating from Le Cordon Bleu College of Culinary Arts Atlanta and working at La Côte at Fontainebleau Miami Beach, the Michelin-starred Picasso and Le Cirque in Las Vegas.

The signal for a resident is simple. When one operator holds three rooms in a village of this size, the risk of a dead block goes down and the risk of a same-y menu goes up. Watch how Mimi is priced against 1592 and Lucky 8. That is the tell for where Zaki thinks Southside is heading next.

The Rosemary District Quietly Became a Third Pole

While UTC and Southside grabbed the headlines, the Rosemary District added a full-service Japanese room. Hanami Sushi Cocktails & Grill opened April 10 at 1525 Fourth St., Suite C. The nearly 7,500-square-foot restaurant welcomed diners for its contemporary Japanese cuisine following a yearlong renovation. The building dates to 1925 and was originally known as The Citrus Exchange.

Two details matter for anyone living within walking distance. First, Tsunami Restaurant Services LLC, operating Hanami under managing member Samuel Ray with partners Jeffrey Karasawa and Jason Klamson, spearheaded an extensive renovation. Tsunami had also run Tsunami Sushi & Hibachi, which closed in downtown Sarasota in 2025. The team did not leave the market. They moved it a quarter mile north.

Second, the neighbors. Neighboring businesses include Station 400, Food + Beer and Vin Cella Wine Cellar. That is a walkable four-stop night on Fourth Street, which is not something the Rosemary District could offer two years ago.

Two Returns Worth Marking on the Map

A pair of comebacks anchor the season for anyone who has lived here a while.

  • Hob Nob Drive In is back at 1701 N. Washington Blvd. under new ownership. A Sarasota original since 1957, the Hob Nob closed in 2024 after 67 years. Now it's back under new ownership with the familiar black-and-white stripes, counter ordering, and a focused menu of smash burgers, chicken tenders, onion rings, fries, and milkshakes.
  • Bentley Sarasota opened in March 2026 at 1518 State Street, which has been a luxury auto hotspot since 2015, when Dimmitt opened The Sarasota Studio, selling vehicles from McLarens to Rolls-Royces.

Different price points, same underlying fact. Sarasota is holding operators long enough for the second act.

What to Do About It Between Now and Fall

If you want a simple way to use this list, here is the shortlist for the next few weekends:

  1. A weekday UTC lap. Mister O1 for lunch, Peachey's for the drive home. Skip the weekend crowds that IKEA's late-summer opening is about to concentrate here.
  2. A Fourth Street crawl. Start at Vin Cella, sit down at Hanami, finish at Food + Beer. All within a block of each other.
  3. A Southside recon visit. Have dinner at Alma de España before Mimi opens in November. Once Zaki reopens the Adeline room, the reservation pressure on the block resets.
  4. A summer calendar note. Selby Gardens' cookout starts at $25 for member adults, with all-inclusive tickets available that add on-site parking, a buffet, an open bar and prime fireworks seating. The Continuing Savor list from Visit Sarasota County effectively stretches the June $25 lunch and $45 dinner prix fixe deals past the official window, which turns July and August into a softer second helping.

The Bigger Frame

The tenant announcements read like a real estate story if you squint. The Bay, a 53-acre public waterfront park being built on land that was for decades inaccessible to the public, occupied by surface parking lots and underutilized city property directly on Sarasota Bay, is opening in phases. Sarasota Square, farther south, has confirmed tenants including Whole Foods Market, HomeSense, Chipotle Mexican Grill, CAVA, Warby Parker, Joe and The Juice, and Charles Schwab, with Phase 1 currently expected to open in Q1 2027 according to the May 2026 developer press release from Torburn Partners and Jamestown.

Put those together with the UTC expansion and the Southside chef churn, and you get a county that is filling in from three directions at once. The middle of the season is when residents can still walk into most of these rooms without a long wait. That window is measured in weeks, not months.
